11-9-11 marked another new business venture for me on bicycle shop.

The maiden batch of 13 bikes that took delivery on 8-9-11.

We moved to biker's cafe when Adrian came in as cafe partner.

A simple set up with auto coffee machine and a few cafe tables.

Things getting organised after brought in long benches and long tables.

Back to Penang this morning after a week off for New Zealand.

I have a memorable driving experience across Lindiss Pass and Cadrona Peak with both road sides filled up with white snow.

This was my first driving experience during winter with grits/small stones splashing along the icy road. The grits are for quick snow melting and keep the road out of slipery. But have to be watched out for the "flying" small little stones in hitting car windscreen.

The temperature ranging from 0-10 C, bit of too cold for me (warmer malaysian for 365-day!!)

A good trip.

Never came across this matter for the past 10-yr.
Yes, this wira has been serving me well for the past decade, clocking near to 200,000km.

Renew passport

Woke up early this morning for passport renewal.

Need only 2 documents:
1) the old passport
2) orignal I/C
3) offcourse, the renewal form.
No more greenish form. You can print yourself at home from the internet or collect at the front counter.

So much convenient.

It took me less than 1-hr to get my passport ready.
(My form was processed at 8.20am, and managed to collect at 9.10am)

On my way back, I tried my luck at Relau pertanian centre for durian.
To no disappointment, I bought home 10kg durian kampung at 3buck/kg only!!

My first durian today in 2011 season.

New bicycle again

Nicely packaged in a box, with foam wrapped around the bicycle. I have been searching and planning to get this 24" foldie back from Taiwan since months ago.

I missed the first chance when Irene went over in Dec 2010.

I quickly grabbed on the opportunity in April when my mum and sis travelled to Taipei.

This model still look very fresh though it has been in the market since 2008.

The package comes with 1 saddle bag, multi-tool, water cage, mini pump and 1 pc of 24" inner tube.

I would have trouble for next change of tyre as it is not available in Malaysia.

hmm, not so worry-la, it is so convenient in travelling to Taipei these days..haha.

This bicycle serve me well in round-the-penang-island.

My cousin brother also brought back a unit.

Have anyone seen any in Penang? probably not, only our 2 units..

Received letter (dated 11-4-11) from Ideal stating OC obtained for CEO building.

They are now organising on service charge, quit rent + other miscellaneous charge to owner before handling over the door keys.

S&P was inked in Jan 2007.
Standard terms : 36 + 6 month extention, total 42 months.
Jan 2007 + 36mth = due on Jan 2010.
6 mth extention = another due on July 2010.

They are delaying for another 9 mth till today (April 2011).

I will do up the compensation request once I get the key...

He is only a junior assistant but the 31-year-old man owns and drives a Mercedes Benz C200 to his workplace at Universiti Sains Malaysia Hospital (HUSM) in Kubang Kerian here.

He checks in for work at 8am and leaves for home at 5pm.

His work station is only a small table at the HUSM management office, befitting his post as a junior civil servant.

But how come Afrizam Drawi@Md Arif can afford a luxury car if his take home pay is only about RM1,500 a month?

"God has given me another way of earning money. My effort and hardwork has turned me, a junior assistant, into a rich man," he told Bernama.

DIRECT SELLING

Afrizam is actually in the 'Multi-Level Marketing' (MLM) business under the MyJ Project, a project to make Malaysians millionaires.

"Initially I was not interested and tried the venture only after eight months after I was introduced to it," he said.

Afrizam said the MyJ Project was initiated by a former lecturer of Universiti Sains Malaysia (USM), Datuk Suhaili Yusop, who is also the president of MyJ Project.

The scheme utilises Hai-O products which market was created by Hai-O Marketing chairman Tan Kai Hee.

"Hai-O Marketing is a platform for the MyJ Project which utilises Hai-O products," said Afrizam.

Hai-O Marketing is a MLM firm established more than 17 years ago and has more than 22 subsidiaries. It is the first company to be listed in Bursa Malaysia that makes MyJ Project able to market Hai-O products, said Afrizam.

THIRD CHILD

According to the third child of five siblings, he acquired 10 units of Hai-O products (nano technology bio aura water filters) at RM21,600 for sale.

"Each of these products costs RM2,080 and from that moment onwards my business venture begins and I have never looked back. I was also required to look for downliners to be transformed into entrepreneurs... and when I managed to sell off the 10 products, I got back my capital apart from the bonus received for guiding friends to be entrepreneurs like me," he said.

Afrizam said his efforts bore fruits when he managed to earn RM25,000 for the first 10 months of his venture.

SHARING SUCCESS WITH FAMILY

Now after one year of his involvement with the MyJ Project, Afrizam not only earns a handsome income but had being able to send his parents to perform the umrah pilgrimage in the Holy Land.

"After one month of joining the MyJ Project, I was given the opportunity to send my parents to perform the umrah in Mecca. Something I had thought of not being able to do in my whole life," said Afrizam who is the father of two and holds a Diploma In Electronics Engineering from Universiti Teknologi Malaysia (UTM).

Despite being on the receiving end of 'nasty' remarks from people who were sceptic of the MyJ Project, Afrizam did not succumb to any of the distractions. that could have deterred him from helping the others to achieve financial success like he did .

Afrizam, who has more than 200 downliners, now earns RM15,000 a month from the MyJ Project.

UNEARHTHING ENTREPRENEURS

Afrizam said the MyJ Project which took shape some four years ago has been recognised by many and is a platform for entrepreneurs to achieve their dream.

He said many among the MyJ Project leaders have provided opportunities for the Bumiputeras in various states such as Kelantan, Perak, Kuala Lumpur, Melaka, Negeri Sembilan, Sabah, Sarawak and Brunei.

When contacted by Bernama, Deputy Finance Minister Datuk Dr Awang Adek Hussein said MyJ Project is among the consortiums that assist Bumiputera entrepreneurs to be successful in business.

"Particularly the youngters as they no more need to search for business opportunities. Everything is in place. What is important is to venture into an already established market.

"The entrepreneurs must work hard and give their best service. Do not be quick to be contented and there should be quality service," he said.

Dr Awang Adek said the success of a business depends on the personality of the entrepreneur apart from selling a product that the public is confident with.

Seng organising a school revisit for all us on yesterday morning.

We have a fruitful gathering this round with the suggestion of adopting one of the classrooms in Kwang Hwa. No solid plan for this yet until the alumni meeting in October. Off course someone here needs to be in the committee lineup to work this out.. What can you think of it? ... AV room?...

I used to wake up at 7.30 and reached office at 9.00.

After Irene changing to a new job that required her to report work at 8.30, I'm trying myself to adjusting to this time also. So now I wake up earlier at 6.45 and reach office at 8.15.

Offcourse I will leave office earlier at 5.45 so I can have times for my bicycle excercise.

This is not a new experience for me, as I need to start work at 7.00 when I have shipment with Sydney customer (Sydney is 2hrs ahead of Malaysian time). That's more scary when I needed to start work at 3.00 during shipment with Auckland customer last time (Auckland is 5hrs ahead of Malaysian time, and 4hrs during daylight saving)...

I believe this is normal practice. My MNC friends also having conference meeting with USA counterparts at 9.30pm.

Cycled to office

I decided to cycle to office this morning.

I changed my laptop bag into the backpack type, putting up my croc shoes and wearing 3/4 pants to convenient my ride.

The overall ride was good and fresh. I took only 10 min to reached office in approx 2km distance.

I need to bring extra clothing if I want to cycle to work in future... I sweating my whole tshirt!

Things that need to put up in my bike:

1) bicycle meter

2) lights (front and rear)

3) mirror

4) bell

5) water cage

6) spare tube, tools and mini air-pump

Folding bike

Irene help to take back a folding bike for me after her 1 week shopping trip at Taipei.

I chose this bike due to the fresh mono stay technology, where both front and rear wheels are fix with only 1 side of the frame.

The bike is only equiped with one side of front fork.

It takes about 20sec to finish fold up with just 3 steps:

1) lower the seat post

2) open the centre-clip.

3) open the handlebar stem clip.

Penang properties

Penang properties is moving towards price bubble...

Let's see the statistics:

1) Landed home has up 97% from yr 1999 to 2008.
2) Price per sqft for apartment (2-yr ago) has up from RM250/sqft to RM350 currently.
3) Price per sqft for new development (2-yr ago) down from RM500-600 to RM425-520 as per today rate. This can see from the significant drops on the latest IJM Pearl Regency where it down the price per sqft from RM600 to only RM500.

Is this called mismatch? Where some places are in over supply and some others in over demand.

Btw, I have spotted one nice unit at Desa Bayan at the reserved price of RM97.2k, about 30% below market value (which is quite standard from any auction unit). I see the potential on the upcoming Ideal 1 home and Setia Pearl to spur up the price there...

I am still waiting the feedback on the mantainance, water/electricity outstanding, before spending little extra to the land search.

A very good devidend for those millionaire-account-holder. Your account will instantly credit RM56,500.00 if you have 1 million saving in there.

By the time you are happy with 5.65%, EPF has already made 94.35% profit!! Out of Rm100 profit, EPF just give you a mere of RM5.65....

I sent my car to fix the windscreen today.

Unexpectedly the job was done in less than 1 hour, 50 minutes in actual.

I sent it to Yan Kee workshop located at Jln P. Ramlee. A workshop that solely work on car screen.

I fix mine with laminated glass that cost RM360/pc inclusive of manpower charge. Cheapest type cost only RM250 but without lamination.

It's so great that the workshop is taking credit card!! ..

Thanks Carol in recommending Alan, the owner to me.

Gonxifacai, gongxi for the new "Tiger" year in Chinese zodiac.

I have quite a good programs for the past 3 days, ie the eve, 1st and 2nd day of Chinese new year.

Started with a reunion lunch with Irene's family, and later at my home with mum, sister and uncle for reunion "steam-boat" (hot pot).

Brightened the 1st day of Chinese new year at morning church service. Arrived church very early at 9.15am in order to secure a good seat at the main hall. Else I have to worship in front of the big screen at the auditorium!

I went to Gertak Sanggul right after church to catch up lunch with Irene's relatives, and off course to start collecting "ang-pow"...

Friends visited Irene's place for mahjong game later that night. We ended first day at mid-night.

Started 2nd day, again, at Irene's mum place for "steam-boat" lunch. Followed by card games and stretched till dinner at 7pm.

Back to Irene's place and continue with card games till 4.30am (16-2)....

Wake up just now at 10am. I need to slow down myself to get ready for work tomorrow...

Chinese new year is all about food, meal, snacks and drinks..I have gained 2kg for the past days.

The executive chairman expected the acquisition of land to be completed by mid 2012, and further to get the project launch before ending the year.

This is the ideal place for me to get a proper landed house, as I was bred up at the next street of Lengkok Mahsuri...

Back to TM Streamyx ISP today after 25-month with Maxis wireless.

I can access to internet all the times now without limit to the monthly quota set by Maxis wireless last time.

Previously I was with Maxis 2Gb data package where lasted me only 7-day of usage (by average). I have to wait for another 23-day for next cycle to access back to the internet!!!!

CheeChong asked me to report to TM immediately when internet down. He told me to get the ticket/report number so only can ask for refund at the monthly bill!!

I sent Irene to Lamwahee hospital late yesterday night when she suddenly sweating, feeling cold, and no appetite for food.

Irene paid only:
1) RM10 consultation fee
2) RM5.00 medicine (10 tablet of multivitamin)
3) RM1.50 of Miscellaneous charges and tax.
Total = RM16.50

The services were good where Irene was provided with a blanket while waiting for the MO, and also a wheelchair for her convenient.

No serious illness diagnosed and Irene was advised to get more rest...

After my experience on this matter, I strongly advice anyone to go to Lamwahee emergency for urgent treatment, especially during late night. You can straight away access to the medical facilities at the emergency unit with no delay.

...I believe you can't get RM10 fee in outside clinics with ISO certified and MSQH accredited!

RM20 electricity bill?? you must be crazy!

I recevied the bills 3 x at Rm19+ in my rented flat last time.

What I did:
1) I switched on 1 x standard flouracent light from 7.30am to 7.00pm daily.
2) I switched on 1 x small radio from 7.30am to 7.00pm daily.
3) I used microwave oven for less than 5 minutes daily.
4) I used vacumm cleaner (1000W) 3 x a week for 15 minutes each time.
5) I switched on 1 x 14" TV almost everyday.
6) I switched on ceiling fan from 7.00pm to 7.30am everyday.
7) I switched on 1 x standard flouracent light from 7.00pm to 11.00pm everyday.
8) I have 1 x double door fridge switched on non-stop.
10) I used my laptop for about 2hrs daily with direct plug-in.

I didn't have water heater, aircond, iron, hotplate or electric kettle fix at the flat.

It is not impossible if you can practise my schedule...

1 - no good, 10 - excellent.

I will rate myself 7 for this 2009.

1. Started this year with a heavy heart packing BM warehouse office and moved back to Penang office for work. A total shrinking from 5,000 sq ft of working space to just a desk!

2. Next I tap myself into the world of super brand. Not really at the comfortable level yet due to the owning frequency..ahemm!

3. Then the idea of buying vacant plot came to my mind. I "look-see" , "look-see" for good bargain, unfortunately all of them were beyond my means. Bit difficult for me unless investors to chip in.

4. The recent idea came from CT to invest in KK apartment. Since then I started to think of the market, and even started to make enquiry to HapSeng.

5. Few days ago Irene brought up another fresh idea of buying a studio unit in Australia. Neither I oppose nor say no, I suggested her to get the studio at Auckland instead due to my knowledge to the city. Further I still have the bunch to help out in New Zealand.

NO committed action taken for item 3 to 5.

I'm more interested to item 4 so I choose to carry forward this item to year 2010...

As usal, following update for the CEO at the end of every month.

Fixing aluminium panel are going very fast this month. I hope the rest fixing are moving at this pace also.

Anyone interested? I want to let go at RM580/sq ft. I have already considered on the shitting RPGT 5%!

Government will introduce GST 4% to all sales beginning mid-2011.

This means that consumer will have to pay additional 4% of tax printed to the invoice of all goods and services.

A good move where we need to pay only of 4% tax at McDonalds or KFC instead of current 5%.

Question here:

Will factory/manufacturer lower down the cost pricing after taken off the sales tax of 5-10% that they pay to the Government currently..?

If the prices are not going down, we as customer will have to pay 5% + proposed 4% GST = 9% (forget the 10% first) when the new ruling impose in 2011... Meaning instead of paying RM10.00, we need to add another 4% of RM0.40 to make it RM10.40...

And if the factory lower down the pricing, (RM10.00 - 5%) + GST 4% = meaning we need to pay only RM9.88 which is very good to consumers.

OK, let's see how Government do that ...

Finally I went for Turanza ER30 instead of Falken ZE912. Quality, off course must be better than ZE912 because I paid Rm320/pc for Turanza instead RM250/pc for Falken. Both were made in Thailand.

I replaced a pair of 195 55 R16 at Goh Swee Hin yesterday. Both tyres were newly released from the factory where I could see 3409 printed on it. (3409 meaning manufactured at the 34th week of the year of 2009).

Not much choices for me because of the odd-size tyre.

Michael called me yesterday asking my help for job vacancy in sales. He is currently attached to a credit card application agent and soon his agent will "close-shop" due to the new service charge incur to every primary and supplementary credit cards...

I need to do the downsizing exercise as well, as I have about 15 unused cards sitting in my drawer!!! Most of the cards are given free by banks without any annual fees.. For example case, I have 3 housing loans on hand. Each loan automatically entitles me a Visa and a MasterCard, and total 6 cards I have for my loans..Not to mention on other FOC cards.

I will only mantain those cards that keep in my wallet, ie HSBC, Maybank, Alliance. HSBC is for my convenient of current/saving accounts. Maybank is for the convenient of installment plan, and offcourse paying for utilities bills. Alliance is for the 0.6-2.0% cashback advantage.

I just came back with a takeaway "char koay teow".

What so special for "char koay teow" to blog about?

While I was waiting for my order, I accidentally heard the char koay teow aunty telling one of her customers that she could make average of RM400 in her morning session..WHAT? 400 in just about 4 hours business! (9am to 1pm).

OK, let's do calculation:
Put this charkoayteow aunty as main case.

She does 2 sessions of business, ie morning 9am -1pm and evening 7pm to 10pm.
I assume she does only average of RM100 for evening session, from this to grand total of the day she makes 400 + 100 = RM500. This translate to 500/7hr = RM71 per hour.
She makes 500 x 26day = RM13,000/month

A monthly sales revenue of 13 grands for just 1 food item serving at RM2.50...

The 2nd case is getting much more interesting. I will take Bayan Baru famous tomyam LaiHoe as calculation.

He starts business at 11am in morning till 9pm in the evening. Total 10 hours business per day. He sells 3 types of tomyam prices ranging from RM3.50 to RM8.

I heard someone told me that he could make almost 400 bowl of tomyam during lunch hours. So I assume another 400 bowl for late afternoon and evening, from this he makes total 800 bowl of tomyam per day. He sells alot of RM4.5 food item, so I will take this to check on his average daily sales revenue, 800x4.5 = RM3,600. Again this translate to 3600/10 = RM360 per hour.
Total he makes 3600 x 26day = RM93,600/month

How much for a graduate makes?
RM3000/26day = RM115 per day or
115/8hour = RM14 per hour.

RM14 sitting and enjoy aircond while working,
OR
standing and facing warm stove at RM360 per hour.

Bank of China Penang branch has finally opened to business last Friday, 16-10-09 following first bank office in KL in year 2000...

I shall say re-opened instead of newly opened, as Bank of China set up Malaya first branch in Penang year back to 1939. After 20 years of business the bank closed down in 1959 due to political matters.

Do you notice alot of car owners put up HSBC Premier sticker at their car windscreen these days??

The trend has changed from BJCC to Premier today. (In Penang I meant)

Previously when you see BJCC (Bukit Jambul Country Club) sticker you can straight away tell the car owner has extra 40 grands to give for the club entrance fee. (If not mistakenly the fee has gone up to 50 grands)

How about HSBC Premier? You have to have min 200 grands deposit in your account in order to get the car sticker...

I went to BH marriage registration ceremony this morning at Penang Chinese Town hall.

It was a group ceremony in celebration of Mid Autumn festival. Total 43 pairs signoff the marriage certificate and BH leaded the group at NO1 pair, and also represented for Mandarin marital vows.

Irene and myself spent about 2 hours yesterday in rushing up the hand bouquet for BH...

How can a bridegroom forgotten on this thing!!..Luckily he brought rings this morning...

China 60th national day

I visited his hometown year back 2007. Let's go through the pictures:

ShaoSan 韶山 is one of the small town under the administration of Hunan province. It is located about 150km away from Hunan capital city, Changsa.

Shaosan is named after a hill, as you can see a small hill is located at the back of Mao statue plaza.

Shop lots around his birthplace. Mostly restaurants and souvenir shops.

Mao birthplace is further 5km away from the town area. I took motorbike taxi to go in and fyi, I was charged RMB 40 for the ride..tourist-ma.!

Nice scenery outside his birth house.

Long que to visit the interior, no exception for me too. Photograph was not allowed, but I seen many ignored on the warning notice! First I went through the living area, kitchen, rooms, back yard, ... err, as usual nothing special to me!

I have done my job as best man yesterday.

I started with much of excitement, unfortunately ended up with tons of tiring ... hah. Luckily BH and some others offering hands on both the ceremony and evening banquet.

Overall it was a good experience for me, to get to know the exhausted level of running a wedding event.

Again I wish Cheechong a good marriage life.

If you read it faster you will notice RM100 is more viable because if you pay RM300 (renew 3 times) will translate to 6 years validity.

Unfortuntely if you think thoroughly you will get following calculation:

1) RM100 for passport valid for 2 years, meaning the actual validity is only 18 months.

2) Standard RM300 is for passport valid for 5 years, and the actual validity is 54 months.

Let put the RM100 for calculation.

If I pay RM300 to renew RM100 passport 3 times, I will get 18 months x 3 = 54 months.

You see, Homes ministry is not cheating RM300 customer for introducing this new passport.

I will definately renew this RM100 passport next month so I can drive to Haadyai in Deepavali...

My last visit was in last Raya. I still remembered I drove there with BH and Irene, and got stucked 2 hours + in BKH checkpoint..Fxxk!

I spotted one item today:

1) 800ml x 2 btl selling RM17.99

or

2) 600ml x 3 btl selling RM14.99

See it yourself-la ...

Tesco sometimes also having this kind of mistake, but not Sunshine.

No plastic bag

Penang government started no plastic bag campaign on every Monday beginning July this year.

This means that you need to bring along the green eco bag if you want to do your supermarketing on Monday. Alternatively you can pay for RM0.20 per plastic bag or buy the eco green bag at about RM2.00 (not sure) on the spot.

I went to Sunshine square yesterday for my weekly supermarketing. Not realised it was a plastic-bag-free Monday until I queued up for payment.

To my surprise Sunshine provided used carton box for customers to pack their stuff!!! ... haha, this brilliant idea never comes to my mind.

Good work Sunshine.

RON 95

More and more petrol stations start selling RON95 petrol begining this month.

I filled up 95 yesterday at Shell petrol kiosk at the cost of RM1.75/L.

Shell has changed from green to yellow coloured petrol gun for this 95.

Luckily Shell still selling Vpower. This Vpower is good to clear off engine carbon but not all motorist appreciate it... (due to high pricing)

It is compulsary for all petrol companies to replace RON92 with RON95 starting September 2009.
